When renting for a week or more and using our linens – we will provide clean linens & towels – but you may need to “make” the beds – just like home! You are renting our home and we do not provide “maid” service as such. All basic cleaning supplies are provided, including a vacuum cleaner. When you leave we expect you to leave it basically clean – but not “sanitized” – that we will do.

In order for a reservation to be “engraved in stone” we must have a deposit of at least 25% of the reservation rent. This deposit must be considered “nonrefundable” if within 30 days of the reservation as if you were to cancel after that; it is very unlikely we would be able to get a renter for that period of time. The balance is due by the first day of occupation. If the reservation is for more than two weeks, payment may be made weekly.

We do accept credit cards (MasterCard, Visa and Discover). We can take your card information over the phone OR we can send an invoice and have you enter the information directly with our card service provider – Payment Processing Inc.

The hot tub takes special consideration. If you are renting for over a week it will need chemicals/cleaning - we will need to work out those details – it does depend on how much it is used and how many people use it.

Discounts

1) We will give a 5% discount for senior citizens (60+)

2) We will give a 5% discount for local residents (Bitterroot Valley and Missoula Qwest phone book area)

3) We will give a 5% discount for active military.

In addition to the above we will give a discount of $10/day if only the Master bedroom is being used and by no more than two people.

Sorry to say but Montana does have a sales tax on room rentals of less than 30 days – it is 4% - on top of that there is a “bed tax” of 3% - making a total of 7% which we must add to the agreed rental. Interestingly, that is the only sales tax in Montana – there is no sales tax on anything else in Montana.
